Home ownership will remain one of the safest and most attractive invest-ments in 2026. According to Raiffeisen Schweiz, condominiums in tourist regions are particularly interesting. Prices there rose the most last year.

Upward trend continues

Last year, prices for single-family homes rose by 5.7 per cent and for condominiums by 3.8 per cent across Switzerland. Owner-occupied resi-dential property therefore not only guarantees security and individuality, but also attractive returns on the capital invested.

“In contrast to the rental market, where rent growth has recently slowed somewhat due to declining immigration, price momentum in the owner-occupied housing market, which is more strongly influenced by domestic demand, remains high,” explains Fredy Hasenmaile, Chief Economist at Raiffeisen Switzerland.

Prices for single-family homes in Bern and eastern Switzerland have risen particularly sharply.

In 2025, prices for single-family homes rose most sharply in the Bern re-gion (+8.0%) and eastern Switzerland (+6.9%). In north-western Switzer-land (+3.0%), however, the increase was significantly less pronounced.

In terms of condominiums, prices rose most sharply year-on-year in Central Switzerland (+6.7%) and Eastern Switzerland (+4.3%). In the Lake Geneva region (-0.5%), prices for condominiums fell slightly com-pared with the previous year.

Price dynamics particularly high in tourist communities

House prices rose most sharply in the centres (+5.4%) and in tourist communities (+5.3%) over the past year. In urban centres, they rose the least, but still significantly, with an increase of 4.5 per cent. In the condo-minium segment, tourist communities recorded the strongest price in-creases at 4.6 per cent.

Scarce supply makes it difficult to find high-quality properties

Investing in owner-occupied residential property therefore remains financially attractive.
